This book inspires me to look at how I spend my time at work. I do many things that could be automated so that I can spend more time doing things that machines are not great at. 

While I do not intend to work only 4 hours a week, I use the inspiration for this book to move from 75-hour weeks to a more practical 40-50 hours that allow me to have time for my non-business roles (wife, mother, grandmother, daughter, sister, etc.). Note that some technologies are outdated, but the concepts are golden.

My favorite part about Casey’s book is that it is a straightforward, easy to read, playbook that goes in order through 15 steps that are easy to understand and implement after you purchase your property.

Many books focus on how to purchase real estate, but fewer give you guidance on how to manage after you own the asset. From establishing your mindset and motivation to how to manage your repairs and create advantageous tax strategies, Casey gives you manageable doses of powerful information.

Of his 15 steps, many provide truly valuable information, but one of my favorites is titled “Be the Landlord you would love to rent from” because I feel that is a topic that is often overlooked by investors and yet can help increase your bottom line the most.

My father was the child of poor New York emigrants who, like our Ireland-born subject, Paul O’Dwyer, made his way into the American middle class through education, hard work, the beneficial effects of the New Deal, and the impact of labor organizing. All of these had the added benefit of restraining the tides of economic inequality and easing the galling undertow of racism. As American society retreated in my adult lifetime into rank nativism, political race-baiting, and an ever-widening gulf between the very rich and everyone else, I was attracted to the idea of taking the measure of a lawyer-activist-politician in New York in the 20th century, Paul O’Dwyer.

Through Bagli’s carefully researched history of this watershed battle over the authority of a private landlord to bar African Americans, he explains that O’Dwyer’s involvement in the case on behalf of progressive tenants helped pave the way for Metlife to build the smaller Riverton housing development in Harlem as a concession to critics.
